The questions we are asked most often about renting, buying, MM2H and choosing where to live in Malaysia.

What does the agent fee cost?

For a tenancy the MIEA / REAA guideline is one month of rent, paid by the landlord, with nothing charged to the tenant. Property Lab does not charge tenants a consultation fee. Where a support fee applies, we tell you before you commit.

What deposits are required for a tenancy?

Two months security deposit, half a month utility deposit and one month advance rent — 3.5 months upfront is the norm.

How long is a tenancy?

Twelve or twenty-four months is usual. Notice is 90 days, and a diplomatic clause — for a sudden posting home — can be negotiated.

Can a foreigner rent in Malaysia?

Yes. Foreigners can rent with or without a visa, and MM2H is not required.

Which areas suit families with children?

Mont Kiara first. It sits inside the school-bus catchment for ISKL, GIS, MKIS and the Japanese School, with large condominiums and well-stocked supermarkets.

What are the MM2H requirements as of 2026?

Silver tier asks for RM1.5m in liquid assets, RM40,000 monthly income and a RM1m fixed deposit. Talk to our team to see where you stand.

Who sets up electricity, water and internet?

The tenant does, with TNB for electricity, SYABAS for water and Unifi or Maxis for internet. We hand you the sign-up links from your Property Lab page.

Are there pet-friendly properties?

Most condominiums do not allow pets, but terrace houses and some Mont Kiara condominiums do. There is a pet-friendly filter in the listings.

Is the contract only in English?

The formal tenancy agreement is normally in English. Property Lab provides a Japanese parallel translation free of charge.
